Auction Terms

Bidding

Each bid is a binding commitment to purchase the home at your bid amount if you are the winning bidder and any applicable reserve is met.

You may not retract a bid except where required by law.

Reserve Auctions

Sellers may set a hidden reserve price.

If the high bid does not meet the reserve, the seller is not obligated to sell and no winner is declared.

Auction Close

Auctions end at the displayed time unless extended for operational or dispute reasons.

The highest eligible bid at close wins when reserve is met.

AS IS WHERE IS

All homes are sold AS IS WHERE IS. MobileHomeBid does not warrant condition, title, or fitness for any purpose.

Buyers are responsible for inspection and due diligence before bidding.

Payment and Closing

Buyers pay sellers the full purchase price directly within 7 business days of a completed sale.

MobileHomeBid does not collect sale proceeds, hold escrow, or act as a party to the purchase contract.

When a sale occurs, contact details are exchanged so buyer and seller can coordinate title, transport, and logistics off-platform.

Buyer Due Diligence

Buyers are responsible for inspecting homes, verifying title and HUD documentation, and confirming park approval and transport requirements before bidding.
